High-level commercial and industrial ceiling and wall cleaning prices are based on your facility’s unique structure, layout, working budget, desired cleaning results, and the existing soiling on your walls, rafters, piping, exterior ductwork, trusses, beams, etc.

  • HEIGHT: Are the ceilings/walls in your facility 10 feet from the ground, 35 feet, or more?
  • AERIAL or GROUND EQUIPMENT: Your job may only need basic equipment such as ladders and/or long poles and brushes that will allow the cleaning to be done close to, or from, the ground. If that is not possible, the use of one or more aerial lifts may be required (standard scissor lifts or more specialized boom lifts that provide maximum height and angled accessibility). A combination of all three options may be needed depending on the circumstances. If you have an operable in-house lift (or lifts) that can be utilized, that can also be factored in.
  • EMPTY or OCCUPIED FACILITY: Are the work areas empty or does your project contain racking, furniture, product, machinery, and/or office area structures that jut out into plant or warehouse areas that must be worked around or overhead?
  • ACTIVE PRODUCTION / MOVEMENT: Will our staff be the only ones in the work area or will they need to map out, maneuver, and maintain ongoing logistical coordination with your personnel on the ground? Does the work area have active production, foot traffic, and/or forklift loading/unloading action that must be worked around?
  • COVERAGE PREP, BREAKDOWN & CLEAN-UP: Are there any sensitive areas or items that need to be covered with extra plastic sheeting first before the cleaning work begins?
  • METHOD OF CLEANING / OPTIONS: Blowdown of dirt, dust, and debris with air compressors, dry manual removal with brushes/rags, manual vacuuming with industrial-grade HEPA-filter vacuums, spray and wipe wet hand cleaning with degreasing solvents, OR a detailed hybrid process that includes a dry removal method and a detailed wet cleaning. The method(s) of cleaning used will be based on your desired level of results and existing level of soiling. Walls in open areas with no or minimal electrical exposure may be able to be power-washed, but excess water cleanup and containment will be considerations.
  • DESIRED LEVEL OF RESULTS: Are you looking for general removal of excess dry dirt, dust, and debris off surfaces or a more visually dramatic “before and after” cleaning difference? Depending on the existing condition of the surface and what is on it can affect the pricing, method(s) of cleaning, and achievable outcomes. If the surface is visibly rusted or has embedded staining from longtime soiling, a limited visual transformation may be the end result. If this is the case, painting the surface may need to be considered for more dramatic contrast, but it will come at a higher cost (~$1.00 to ~$3.00 per sq. ft. on average for the painting service). A sample or ‘test clean’ on a small area may be arranged if the client’s budget and foot traffic circumstances allow for it.
  • DAY / TIME / HOLIDAY / DEADLINE WORK SCHEDULING: Do you have a government inspection, client, or C-suite executive walk-through coming up soon? Will the cleaning need to be done over an end-of-year, peak holiday period or during a more flexible company shutdown? Urgent timing can factor into the price (such as holiday pay for our staff or possible overtime) to be able to meet any “hard and fast” work timelines.
  • CLEANING OF PARTIAL SECTION(S) OR THE WHOLE FACILITY: Does it make more sense for your budget or current in-house production/personnel activity to schedule cleanings in sections? Or is there a need for the whole facility to be completed at one time to meet a deadline, avoid a fine, and/or possibly secure high-volume square footage pricing?
  • FREQUENCY: A first-time or one-off heavy-duty high-level wall and ceiling cleaning will allow surfaces to be more easily maintained on follow-up visits. One-off or first-time ceiling and wall cleanings will naturally take longer than scheduled maintenance cleanings. Routine ceiling and wall cleanings may be an economical option for your company to consider and can help you stay ahead of problematic unsightly, falling, and/or combustible build-up.
  • PREP / CLEAN-UP / WASTEWATER: Extra residual ground cleanup may be required depending on the cleaning method(s) used. Covering sensitive areas with extra plastic sheeting to protect product, machinery, or other items may also be necessary. If moisture-based cleaning methods are used, possible containerizing and disposing of wastewater may be factors. Generally, basic clean-up is always provided and works best with standard, dry debris. At times, greasy manufacturing processes may mix in with dry debris and cause it to stick or smear on surfaces. If a detailed post-job cleaning of fallen debris is required, this is only done on request and will entail additional labor hours.
